We offer fixed fees for buying or selling a property based on the purchase or sale price.
We also offer fixed fees for Transfers of Equity, Re-Mortgages, Assents, Lease Extensions and purchasing Freehold Interests.
If your matter is urgent and needs to be completed quickly we reserve the right to increase our fees as appropriate
Referral Fees
We do work closely with many local Estate Agents and for matters that are referred to us by some Estate Agents we do pay a referral fee ranging from £150 to £295 plus VAT. If your matter is referred to us by an Estate Agent and we pay them a referral fee then this will be set out clearly in our client care letter to make you aware.
Searches
We strongly recommend to all our clients that searches are undertaken when purchasing a property, the searches include Local Search, Drainage Report, Environmental Report and Coal Mining Report.
Land Registry
Land Registry fees will depend on the property value, whether the property is Freehold or Leasehold and registered or unregistered. Please note that from the 31st January 2022, the Land Registry are increasing their fees for the first time since 2009. Stamp Duty Land Tax/Land Transaction Tax
The amount of Stamp Duty Land Tax payable will depend on the property value, location of the property and nature of the transaction. We must complete the Stamp Duty Land Tax online returns on behalf of our clients to ensure submissions are made within the 30 day period from the date of completion. Help to Buy ISAs/Lifetime ISAs
The Government created the Help to Buy ISA scheme to help individuals save towards their first home. Help to Buy ISA bonuses can be claimed on property purchases up to £250,000 (£450,000 in London). The maximum government bonus is £3000.
Lifetime ISAs can be used on property purchases up to £450,000.
You can only use one of these ISAs towards your purchase.
