Residential Conveyancing Pricing

We offer fixed fees for buying or selling a property based on the purchase or sale price.

We also offer fixed fees for Transfers of Equity, Re-Mortgages, Assents, Lease Extensions and purchasing Freehold Interests.

If your matter is urgent and needs to be completed quickly we reserve the right to increase our fees as appropriate

Below you will find a list of our fees. These do not include search fees, Land Registry fees or Stamp Duty/Land Tax fees.

We strongly recommend to all our clients that searches are undertaken when purchasing a property, the searches include Local Search, Drainage Report, Environmental Report and Coal Mining Report.

Land Registry fees will depend on the property value, whether the property is Freehold or Leasehold and registered or unregistered. Please visit the Land Registry website https://www.gov.uk/guidance/hm-land-registry-registration-services-fees, for information regarding the Land Registry fees for registrations.

The amount of Stamp Duty Land Tax payable will depend on the property value, location of the property and nature of the transaction. We complete the Stamp Duty Land Tax online returns on behalf of our clients to ensure submissions are made within the 30 day period from the date of completion for which there is a charge of £90.00 (£75.00 plus VAT). Independent Legal Advice for conveyancing matters – £350.00 plus VAT
